What's in San Jose Del Monte Bulacan?

How long has it been since you last visited San Jose Del Monte City, Bulacan?

For the past three years of me being in the Real Estate Industry, I am still amazed by all the Developments that is happening in this First City of Bulacan. And I believed you'll gonna love this article and updates which will make you realize the Benefits and the Values which is not only just for You but for Your Whole Family once you live in this Awesome and Wonderful City of San Jose Del Monte (also known SJDM), Bulacan.

Before when I was still a "Newbie" or let's use the common term "Rookie" -- to this industry, I was trained to learn everything about the project that I am selling. Meaning each details that has to be discussed with the client must be learned beforehand to avoid misrepresentations and also it may help me to close a sale!

From there, I've learned so much about future developments of one of my favorite City of Bulacan! This place is so amazing that I had my first sale after 4 months of training and learning everything haha! From transportation (Commute) to short cuts (private vehicles by clients), from food restaurants to carenderias that serves delicious foods with a very very very much affordable price.

I remember when I was young (I'm still young but I'm talking about when I was much more younger okay?) We always do the Alay Lakad at Grotto Church Located at Tungko, SJDM, Bulacan.

Oh well, A lot of people are still going here every Sunday to attend the mass. So what I'm talking about here is, when I was younger and used to travel there via Commonwealth ave., I can't see anything but tall grasses, empty lots, and creepy small subdivisions along Quirino Hi-Way. But now, try to ride a bus or a jeepney going to that place and you'll be amazed on how fast this place has changed!

In just 15-20 minutes from SM City Fairview, you'll reach another SM Mall! haha! The newly opened SM San Jose Del Monte. It started operating last April 29, 2016 and mind you! It caused a very heavy traffic hehe. You know people were too excited on experiencing the new mall so it's not a big deal to our bulakenyos

This is the 57th Mall of SM Corp. and the BIGGEST in Bulacan. (Bigger than SM Marilao and SM Baliwag! WOW!)

And what's more exciting than this? This is also where Altaraza Town Center  by Ayala Land will rise. It is a carefully mastered-planned community which will give the residents of Bulacan the taste of living in a Modern City mixed with their town's traditions.

See? This City has a lot of developments! 

What more?

  • ABS-CBN's Sound stages - A 15 hectare Hollywood like sound stages located at the back of Altaraza Town Center. (if you want to read more just click here.)

  • MRT-7 line - A 22.8 KM long with 14 stations that will soon rise along Commonwealth Ave. and Quirino Hi-way (Read more here.)

  • Qualimed - Ayala's Medical Facility (They are still HIRING! if you are looking for a Job click here.)

  • Colegio San Agustin - One of the most prestigious schools in the Country (Read more here.)

  • The Southeast Metro Manila Expressway (C6) - A 59.5 KM toll road project by DPWH that will run from Skyway / FTI Taguig City to San Jose Del Monte City (Read updates from DPWH here.)

All of these projects are still On-going and will take a few years to be done. But what's good in here is--Real estate prices here are still going up. so if you are looking for investments (might be a condominium unit or residential house and lots) this is the right time to invest! Don't wait for all these developments to finish or you might regret it in the end because most of the properties here were already sold out!

Let me give you a sneak peak on how fast real estate prices in here increased from the past years.
(This is based on my own client's records okay?!)

My Client decided to bought their first ever house investment thru PAG- IBIG Financing last November 5, 2013 (I still remember this because this was my first ever personal sale :P )
Let's just summarize it okay?

Location : Paradise Farm, Tungkong Mangga, SJDM, Bulacan
Lot Area: 40 sq.m
Floor Area 42. Sq.m
Total Contract Price : 865,000.00

It went Sold out last 2015 with a Price of Php 1,400,000. (And it was not yet turned over to clients by that time!)

Now the prices of lots in Tungko, SJDM Bulacan ranges from Php 15,000 to Php 20,000 per square meter!  (this applies for lots in prime locations only).

So if you might want to enjoy these developments, INVEST NOW!!! or regret it forever! (joke) . Well I'm just saying that if you're currently looking for an investment try to consider San Jose Del Monte City, Bulacan! you will never regret it! This is our new skyscraper city!!!
